High-Set House Installations

Elevated Home Installation Bid Scope

  • Plans & Permits – Engineered plans & fees.
  • Foundation & Footings – Form set, pad prep, dig spot footing to install rebar, wire mesh and poly.
  • Concrete – Pour footings, slab, stair pads using 3000psi concrete.
  • Columns & Beams – Install CMU block columns with top metal plates – Five “I” beams bolted and welded to top plates.
  • Home Set – Utilize crane to set home on steel structure. Tie home to structure, weld beams and repair all damaged areas on exterior after home has been set.
  • Stairs & Deck – Install pressure treated wood on all stairs and decks.
    • Metal joist hangers, hurricane clips and tie down anchors. All steel parts to be galvanized material. Note if alternate materials are specified.
  • Specify type and cost optional Elevator or Lift for homes.
  • Plumbing – Connect plumbing to structure up to 50 ft.
  • Electrical wiring – Install electrical wiring complete with wire run from temporary panel to house.
  • Electrical Pedestal – Note if pedestal needs to be upgraded along with cost.
  • Underneath Home – Underneath of home to be covered. Frame two (2) feet down around side of the home with siding and cover underneath bottom of home with Hardie board siding and install 8 recessed lights and outdoor outlet at eight feet.
  • HVAC – Install condenser unit custom bracket to attach to bottom beams with no post. Install HVAC unit.
  • Landscape – Install sod (Bahia) 3ft around perimeter of concrete slab.
  • Leave the job site clean and ready.
